One integrated acquisition
Cominium is an operating wine estate in Alvito, in the Comino Valley of southern Lazio, Italy. The opportunity concerns the acquisition of the complete business and estate, including agricultural land and vineyards, an equipped winery, the Cominium brand, existing commercial relationships and contracts, wine inventory at completion, agricultural and cellar equipment, and two residential properties.
Land, vineyards and wines
The agricultural holding covers approximately 20.06 hectares, based on 2024 AGEA data reproduced in the valuation documentation. This includes approximately 16.76 hectares of productive vineyards under continuous organic management, 2.27 hectares of truffle woodland, 0.88 hectares of olive grove and 0.15 hectares of uncultivated land. Red varieties include Cabernet Sauvignon, Cabernet Franc, Merlot, Syrah and Cesanese di Affile; white varieties include Passerina del Frusinate and Maturano. Wine positioning: Atina DOC and Lazio IGT.
Winery and production assets
The winery occupies approximately 190 m² over two levels, combining production and tasting/display functions. The valuation documentation states vinification capacity of approximately 1,000–1,200 quintals per year and production capacity of up to approximately 120,000 bottles annually. These are stated capacities, not actual production figures. Equipment includes temperature-controlled stainless-steel tanks, two 50 hl refrigerated autoclaves, a Borelli eight-spout bottling and labelling line, pneumatic press, destemmer/crusher, pumps, micro-oxygenation equipment, barriques, tonneaux and oak vats, alongside vineyard machinery.
Residential assets
Two substantial residential properties are included. The first has approximately 289 m² of cadastral area, four bedrooms, six bathrooms, panoramic terraces, a portico and garden. The second has approximately 515 m² of total area, nine rooms with nine bathrooms and an outdoor swimming pool of approximately 7 × 20 m. Subject to necessary authorisations, these assets may support hospitality, wine tourism and related activities.
Commercial platform
The acquisition includes the brand and existing commercial relationships, as well as wine inventory whose quantity and composition will be verified during the transaction process. The winery has previous experience producing kosher wine under rabbinical supervision; this does not imply that it holds permanent kosher certification.
Transaction terms
Asking price: €3,000,000 for the complete acquisition. The sale is managed by Case & Casali Real Estate Agency. A buyer’s agency commission is payable in addition to the advertised asking price, under terms disclosed before negotiations begin. Detailed financial, corporate and commercially sensitive information is available to qualified parties following a non-disclosure agreement (NDA). All figures are indicative and subject to documentary verification and due diligence.
