FOUR STRATEGIC WINE ASSETS IN ITALY

Four regions, four investment models: production, growth, hospitality and value creation
A confidential selection of wineries and wine estates aimed at wine and beverage groups, entrepreneurs, investors, family offices and international operators interested in acquiring real assets in some of Italy’s most highly regarded wine-producing regions.
1. OUTSTANDING ORGANIC WINE ESTATE – FRIULI COLLI ORIENTALI
In the heart of Friuli Colli Orientali, we are offering a prestigious organic and biodynamic wine estate covering approximately 80 hectares, including 18 hectares of terraced vineyards currently in production.
The property includes a fully equipped winery with a capacity of approximately 1,200 hl, operational facilities and buildings suitable for hospitality activities.
Average production is approximately 50,000 bottles per year, with wines already distributed through the Italian HoReCa channel and international export markets.
Vineyards ranging from 20 to 60 years of age and grape varieties including Friulano, Sauvignon, Riesling, Refosco and Picolit reinforce the estate’s strong connection with its terroir.
Further potential is represented by approximately 3,000 cubic metres of buildings that can be restored and redeveloped, providing additional opportunities for expansion.
An ideal opportunity to acquire or develop a premium Italian boutique winery, combining wine production, terroir and wine tourism.
2. INDUSTRIAL WINE PRODUCTION PLATFORM – SOUTHERN ITALY
In a hilly location between the Tyrrhenian and Ionian Seas, we are offering a wine estate of approximately 60 hectares, including 25 hectares of vineyards and a large-scale production facility.
The winery represents the true strategic value of the asset: approximately 6,500 sqm of covered production space, more than 6,000 hl of storage capacity and a complete bottling line capable of processing 3,000 bottles per hour.
The current agricultural production potential is approximately 417,000 bottles, while the facility itself can scale up to 2 million bottles per year, providing significant growth potential.
The vineyards include both native and international grape varieties, supported by an established commercial portfolio already active across several international markets.
The asset also includes significant energy infrastructure, photovoltaic systems, water reserves and additional areas available for further development.
A ready-to-scale wine production platform, ideally suited to wine groups, private-label production, contract winemaking and companies seeking to expand their production capacity in Southern Italy.
3. PREMIUM WINE ESTATE – MONTEPULCIANO, TUSCANY
In one of the world’s most internationally recognised Italian wine regions, we are offering an estate of approximately 11.5 hectares, including vineyards classified for Vino Nobile di Montepulciano DOCG and IGT production, an operational winery and prestigious historic buildings.
The current vineyard area is approximately 3.8 hectares, with potential for expansion using part of the available land.
Current production is approximately 18,000 bottles per year, with potential to reach 30,000 bottles and an existing inventory of approximately 40,000 bottles.
The winery already has an established commercial presence in international markets.
A distinctive element of the investment is the estate’s real estate component, which includes a main country house and a historic Leopoldina-style farmhouse, already restored and suitable for hospitality development.
A turnkey asset combining premium wine, an iconic terroir, prestigious real estate and the Tuscan lifestyle, with strong appeal to international investors.
4. WINE ESTATE WITH REDEVELOPMENT POTENTIAL – OLTREPÒ PAVESE
In the heart of Oltrepò Pavese, within the historic wine-growing area of Valle Versa, we are offering an estate of approximately 18 hectares, largely consolidated into a single contiguous property.
The asset includes existing vineyards and land suitable for new vineyard planting, a winemaking and storage facility of more than 800 sqm, as well as rural buildings suitable for restoration and redevelopment.
The clay-marl soils and the estate’s long-standing wine-growing tradition provide an attractive foundation for a new project, potentially with a particular focus on Pinot Noir.
A significant proportion of the vineyard area currently requires replanting. This represents an opportunity for the new owner to redesign the vineyards and production model according to a new strategic vision.
The existing buildings also provide opportunities for the development of wine tourism, tasting facilities, direct sales and hospitality.
More than simply an agricultural property, this is a wine platform ready to be relaunched and enhanced through a new industrial and commercial strategy.
